The Nine Steps in the Home Selling Process

Selling your home is usually the single biggest transaction that you will ever make. Many people want to believe that they can sell it on their own and save the commission. If you’re considering this approach, or if you just want to understand the process better, the following outline should be helpful to you.

1. Determine the Pricing Strategy Figure out how much you will ask and how much you are willing to move from that price.

2. Prepare Your House For Sale – Yes, you may be fixing things for a stranger. If you want a quick sale at a fair price, you are going to have to get over that.

3. Market the Property – In order to sell the property, people have to know that it’s for sale. There is a wide range of options available to get the home seen.

4. Show the Property – Leaving your house so that others may look at it. Without shoppers, there are no buyers.

5. Handle Offers – Look at your net proceeds, not just the sales price.

6. Deal with Inspections, Appraisals and Work Orders - If this is a cash deal with no inspection, lucky you. The rest of us have this to get through.

7. Pre-Closing - Get all the work orders done. Find out if there are “clouds” on your title.

8. Final Walk-Through - You should know if you are ready for this before it even happens, but sometimes unusual things occur.

9. Closing – If you have done a good job on the preceding steps and have an accurate estimate of your net proceeds, there should be no surprises at closing.
